Perimeter Foundation Replacement

When the original perimeter foundation is crumbling, unreinforced, or simply worn out, patching it only buys time. A full replacement gives the house a new, code-compliant base.

When replacement is the right call

Crumbling or sandy concrete, no steel reinforcement, widespread cracking, mudsill rot, or a foundation that's simply too shallow. If we can repair instead, we'll tell you — replacement is a major project and we only recommend it when it's genuinely warranted.

How the work goes

The house is shored and supported, the old foundation is removed in sections, footings are excavated, steel is placed, and new concrete is poured with proper anchor bolts and hold-downs. The home is then set back down on a level, seismically braced base.
